Damp proofing in Portishead

Portishead is really two housing stories: a large modern marina and Quays development, and an older village core. The damp problems in each are almost opposites, and they need different answers.

Modern homes: a ventilation problem, not a damp-proofing one

Much of Portishead was built from the early 2000s onward around the marina and Port Marine. These homes are well sealed, which is good for heat loss and bad for moisture: cooking, showering and drying laundry put litres of water vapour into the air every day, and if it can’t get out it condenses on window reveals, in wardrobes and in cold corners as black spot mould.

The fix is usually about controlling condensation, getting extract fans and any MVHR or PIV system working properly, using trickle vents, and treating the mould that’s already there, not injecting a damp-proof course.

The older core: conventional damp

Around the High Street and Woodhill, rendered and rubble-stone cottages have the more familiar problems: bridged or absent DPCs causing rising damp, and penetrating damp through weathered render and pointing on exposed elevations. Solid stone walls here want breathable lime repairs, not dense cement.

Timber and the coast

In the older properties, ground-floor joists and sub-floor timbers fed by damp are prone to wet rot, and the damper timber attracts woodworm. In newer homes, persistent condensation in roof spaces with poor ventilation can cause mould on roof timbers, worth checking if your loft smells musty.

My Portishead Marina flat has black mould. Is that rising damp?

Almost never in a modern apartment. It’s nearly always condensation, warm, moist air meeting cold surfaces, made worse by airtight construction, unused trickle vents and mechanical ventilation that isn’t running or hasn’t been serviced. We diagnose it and set out a ventilation-led fix.

Yes. Homes along the coast path and higher ground take the full force of south-westerly weather. Wind-driven rain finds any weakness in render, pointing or window seals, so those elevations need checking closely.
