Damp proofing in Weston-super-Mare

Local knowledge for local housing stock

Much of Weston-super-Mare’s housing predates cavity walls. Solid brick and rendered elevations on the older streets rely on the original slate or bitumen damp-proof course, and after 100-plus years plenty of those have been bridged by raised pavements, new driveways and render carried down over the DPC.

Close to the seafront and on exposed west-facing walls, penetrating damp from wind-driven rain is at least as common as rising damp, cracked render and eroded pointing let water straight in. Lower-lying streets towards Uphill and the Levels edge have a higher water table, where genuine rising damp in an un-DPC’d wall is a real risk.

Salt in the coastal air is the complication. It’s hygroscopic: it pulls moisture from the air into wall surfaces, which can look exactly like rising damp on a meter. That’s why we test for ground salts before recommending a new DPC, rather than assuming.

Older timber, and the sea air

Bay window sub-floors, cellar heads and ground-floor joists in the town’s Victorian houses are common sites for wet rot, usually fed by a long-standing damp problem, and for woodworm in the damper timber that results.
